Salt Lake City Real Estate Neighborhoods By Trela Bird XML

Salt Lake City is located in the north part of the Salt Lake Valley. It is surrounded on three sides by mountains, to the north and east are the Wasatch Mountains and to the west are the Oquirrh Mountains.

Salt Lake City features several historic areas including the Avenues, 9th and 9th / Sugarhouse, Capital Hill, and the Marmalade District.

Avenues - One of Salt Lake's oldest and largest historic districts, the Avenues is located on the north bench, just to the northeast of the downtown area. The streets have a unique numbering system that cannot be found anywhere else in Utah. Going from the south to north they are referred to as 1st Avenue, 2nd Avenue etc, and from west to east they are A Street, B Street, C Street etc. You can find many different types of homes in the Avenues, everything from 70's condominium buildings to elegant Victorian homes. Before the Avenues area was added to the historic district in the late 70's, uncontrolled building resulted in many of the older homes being torn down. Today some of the older homes date back to the 1880's and feature a wide range of architectural styles. Its streets are lined with different types of fruit tree's that were planted by the Moran settles when they first moved to the area. Located just above the historic district that finishes on 7th Ave, you will find what the locals call the Upper Aves. The further up into the Upper Aves you climb, the houses become, newer, bigger, and more expensive. Some of Salt Lake's most expensive real estate can be found at the top of the Avenues, where the home prices run into 7 figures and the views of the valley and downtown area are breathtaking.

Capital Hill - Like its name suggests, Capital Hill is the area located near the Utah Capital Building, overlooking the downtown area. It was the first area to be settled by the Mormons, and because of this, it contains some of the oldest homes that can be found in Salt Lake City. Located on the west slope of the Capital Hill area, is an area called the Marmalade District. The district is named after the fruit trees that were planted by the pioneers, often used to make marmalade. Until recently, the district was in decline, but a number of new Marmalade Condominium conversions and redevelopments have triggered resurgence in the area. Located to the east of Capital Hill and to the west of the Avenues Districts lies Memorial Grove, a park built to remember those who fought and died in wars from World War I to the Vietnam War. City Creek runs through the center of the Memorial Grove Canyon, with walking trails located on either side of the creek. The Downtown Rising project (see below for more information), is due to take advantage of the Creek, restoring its path from below ground to above ground, through the downtown area of Salt Lake City.

Sugarhouse / 9th and 9th - While not technically a historic district, the Sugarhouse / 9th East and 9th South area is home to one of the city's oldest neighborhoods. It was named sugarhouse because there were plans to build a sugar mill in the area, but these plans were never fulfilled. Today the area contains many trendy shops, boutiques, and restaurants. Many of these unique shops located in the center of Sugarhouse were recently demolished to make way for a major redevelopment. In recent years, Sugarhouse homes have seen prices greatly increase, with people attracted to the hip area's shopping and two large parks. Sugarhouse Park is located on the east side of the neighborhood, and was until 1951 home to the first Utah prison. Today the prison has been replaced by the parks gentle rolling hills and trees. Liberty Park is located in the 9th and 9th area, on the west side of the neighborhood. Liberty Park is home to Tracy Avery, Chase Museum and Seven Canyon Fountains, because of this it is very popular with families. 

Other notable areas in Salt Lake are:

Rose Park – Located just to the west of Salt Lake City, this area first experienced its first surge of inhabitants just after World War II. Men returning from the war, married and settled in the Rose Park area where the land was cheap. For years, the area had a bad reputation, with abandoned homes and high crime rates. Today the area is appealing for first time buyers, offering one of the most affordable areas in Salt Lake., while still being close to the downtown area. Rose Park covers the area west of I-15, north of 600 North and east of 1750 West.

Glendale and Poplar Grove - Located just to the south of Rose Park, in the southwest part of Salt Lake and named after the areas middle school. The Glendale / Poplar Grove area is home to churches from many denominations, Mexican markets, and small locally owned restaurants.

U of U - The area surrounding the University of Utah is home to sports (the Real Salt Lake soccer team currently play at the universities football stadium), concerts, plays, and exhibitions. Highly populated with students, this area is ideal for property investors who want a ready supply of tenants.
