It seems, everywhere you look these days, someone has just received their real estate license. Real estate professionals are everywhere.  And they all have one thing in common – They want business!

 

As the market tightens and competition heightens, it’s hard to find clients; it’s even harder to keep them. Sellers are more knowledgeable than ever. With access to the Internet and all of the new “home valuation” sites out there, how do you compete with so many other agents and win the listing?

 

Sellers will typically interview 2-3 agents before making a final decision on whom to list their property with. The listing presentation is your chance to  “Wow” the sellers and show them that you have a concrete proven marketing plan differentiates you from the competition and will, in the end get their home sold in the shortest amount of time and at the highest possible price.

 

So what can you add to your listing presentation that differentiates you and statistics show, actually will make a home sell faster and at a higher price?

 

Simple - A home warranty.

 

During the listing presentation, you should explain what a home warranty will offer and how it can provide piece of mind to the buyers as well as the sellers. A home warranty will ensure that the seller won’t have to pay out-of-pocket for major repairs or the replacement of any system or appliance should anything break down while the home is on the market or immediately following the close. Also, you can add that statistics show that warranted homes sell faster than homes without a warranty. And they have been known to increase sale prices.

Some home warranty companies will offer free seller’s coverage for 180 days or less during the listing. If something breaks down during the listing period, or after the new owners move in, the sellers and you will not get blamed for the normal wear and tear that occurs as the house ages. The post-sale liability is decreased and you look like a hero.
